Silver Creek's Two Golf Communities: Only One Still Has a Golf Course

Silver Creek Golf Communities in San Jose: Which One Has Golf?

Say a listing describes a home as part of "the prestigious Ranch Golf Community" in San Jose's Silver Creek area. A reasonable buyer pictures a fairway, a clubhouse bar, maybe a Sunday tee time with neighbors. That picture is eight years out of date. The golf course at The Ranch closed permanently in 2018. The clubhouse and grounds now operate as The Ranch at Silver Creek, a Wedgewood Weddings event venue at 4601 Hill Top View Lane, booking receptions and birthday parties, not tee times.

The listing language never caught up. Homes there are still marketed with the old branding, and a buyer comparing "golf community" premiums across Silver Creek's two gated neighborhoods needs to know which one still has a golf course before they price anything in.

Two communities, one shared reputation

Silver Creek's gated luxury housing sits inside two distinct developments that both trace their identity back to golf, but only one of them still plays golf.

Silver Creek Valley Country Club is the active one. Its course remains in operation, and homes inside the gates carry an HOA in the neighborhood of $350 a month, separate from club membership. Golf, racquet, wellness, and dining or social memberships are sold as optional add-ons, and current club marketing shows no initiation fee for new members joining at the Premier, Racquet, or Social tier.

The Ranch, sometimes still called the Ranch Golf Community in listing copy, was built around an 18-hole championship course designed by Casey O'Callaghan and Wade Cable, set into the eastern foothills with views stretching to downtown San Jose. That course is gone. It closed in 2018, and the property was repositioned entirely as an events business. Homeowners there live inside a gated community with the architectural bones of a golf development, but there is no golf to play and no club to join for that purpose.

Here's the side-by-side that matters before you write an offer:

Silver Creek Valley Country Club The Ranch
Golf course status Active Closed since 2018
Current use of clubhouse Golf, racquet, wellness, dining club Private event venue (weddings, parties)
HOA dues Roughly $350/month Set by community HOA, separate from any club
Club membership Optional, tiered (Premier, Racquet, Social), no current initiation fee Not applicable to the former golf operation
What "golf community" branding means today Accurate Legacy label

Neither of these facts shows up on the surface. You have to already know to ask, or a listing photo of a green fairway in a marketing brochure can do a lot of quiet work on a buyer's assumptions.

What this does to the numbers you're comparing

This same kind of hidden divergence shows up in the price data, and it explains why "Silver Creek" can look wildly different depending on which website you're reading.

Redfin's neighborhood data for the three months ending May 2026 puts Silver Creek's median sale price at $3.5 million, up 2.2 percent year over year, with homes selling in about 11 days on market compared to 8 days the year before, and 29 homes sold in May 2026 against 19 the prior year. That's a tight, high-end, fast-moving market.

Other real estate data aggregators report Silver Creek medians closer to $1.2 million to $1.9 million for roughly the same period. That's not a typo and it's not sloppy math. It's a boundary problem. Some platforms draw the "Silver Creek" polygon wide enough to capture nearby non-gated, non-golf inventory at lower price points. Others track sales strictly within the tighter gated core, where custom estates and larger lots dominate and where a single closing at the high end can move the median meaningfully given how few transactions happen there in a given month.

The lesson runs parallel to the golf course problem. A number attached to a neighborhood name doesn't tell you what's actually inside that name. You have to ask what's being measured before you can trust what it's telling you.

How to actually compare before you make an offer

If you're weighing a home in Silver Creek against something in Almaden, Saratoga, or elsewhere in San Jose, treat the neighborhood label as a starting point, not a finished comparison. A few concrete steps close the gap:

  • Confirm current amenity status directly with the HOA management company rather than trusting listing copy, especially for anything marketed around a club, course, or shared facility.
  • Ask what the monthly HOA dues actually cover, and get the current membership fee schedule in writing if a club is part of the pitch. Dues and club fees are usually billed separately, and the difference can run into hundreds of dollars a month depending on the tier.
  • Pull sold comps from inside the specific gated community you're considering, not the broader neighborhood label. With sales volume this thin, one or two big closings can swing a headline median by hundreds of thousands of dollars.
  • When you see a median price quoted anywhere, check the date range and ask what geographic boundary produced it. A three-month trailing figure from a specific polygon is a different number than a year-old ZIP-wide average, even when both are labeled "Silver Creek."

None of this requires specialized tools. It requires knowing enough about how these communities actually function today to ask the right question before you fall in love with a listing photo.

Frequently asked questions

Does The Ranch in Silver Creek still have a golf course? No. The course closed permanently in 2018. The property now operates as a private event venue, hosting weddings and other gatherings rather than golf.

Is club membership required to buy a home in Silver Creek Valley Country Club? No. HOA dues, currently around $350 a month, cover the gated community itself. Golf, racquet, wellness, and social club memberships are optional and billed separately, with no initiation fee currently required for new members.

Why do median home prices for Silver Creek vary so much between websites? Because "Silver Creek" isn't a single, uniformly defined market. Some data sources draw a wide boundary that includes more moderately priced homes outside the gated communities. Others isolate sales strictly within the two gated, golf-anchored neighborhoods, where prices and transaction counts run very differently. Both numbers can be accurate. They're just measuring different things.
